The 2026 Federal Budget has fundamentally changed the rules of property investment in Australia. Here's what it means for you.
From 1 July 2027, negative gearing on established properties will be abolished for new purchasers. But house and land packages — built on previously vacant land — are permanently exempt. Investors can still fully offset rental losses against salary and wages. This changes everything.
New build investors can choose between the old 50% CGT discount OR the new indexation method — whichever gives the better outcome. A unique advantage unavailable to established property buyers.
Queensland offers $3$30,000 for new homes with contracts signed by 30 June 2026. After that date it drops to $15,000. House and land packages qualify. Established homes don't.
